The Case for Metal

A metal roof can last 50 years. Most do not.

The difference is the crew that touches it. Metal is the most misunderstood premium roofing product on the market. The myths get in the way. A metal roof installed by someone who did not understand the details below is the reason most of those myths exist. That is not our metal.

Certifications

Trusted by the people who set the standard.

The certifications below are not participation awards. Each one requires a track record of technical installs, warranty-claim rates, or peer recognition that most roofers never pursue.

Myth vs Reality

Four myths we hear weekly.

Each one is a misread detail. Here is the reality on each.

Myth
"Metal is loud in the rain."
Reality

Not when it is installed with proper underlayment and insulation. Customers who went from cedar shake to metal report the new metal roof is quieter than the old shake.

Myth
"Metal looks industrial."
Reality

Standing seam metal in a sympathetic color reads as architectural, not commercial. Pacific Northwest modern homes especially benefit from the clean linework.

Myth
"Metal is overkill for Western Washington rain."
Reality

The opposite is true. Standing seam metal with properly detailed flashing handles sideways PNW rain better than any asphalt shingle.

Myth
"Metal rusts."
Reality

Not when it is the right substrate with the right coating, installed by a roofer who understands galvanic interaction with fasteners, flashing, and gutters.

  1. 01

Flashing executed to spec, not to speed.

Step flashing at siding, counter flashing where needed, kickout flashing at wall and roof intersections.

  2. 02

Fastener pattern sized for Snohomish County wind uplift.

Not a generic nailing schedule. Sized and placed for actual PNW loads.

  3. 03

Ridge cap installed with a closure strip, not just nailed on.

The small detail that determines whether a metal roof sings in the wind or stays silent.

  4. 04

Vent penetrations treated like their own mini-installs.

Engineered boots and counterflashing, not slap-it-on pipe boots.

  5. 05

    Post-install walk-through by Santiago himself.

Not a sub. Not a checklist phoned in. Santiago on the roof with the homeowner.

What We Install

Metal profiles and colors.

Stone-Coated Steel

Metal with a stone-chip coating that looks like shingle or barrel tile. The bridge for homeowners who want metal's performance without the visual break.

Profiles we install Shake, shingle, and Mediterranean tile replicas (DECRA, Boral, and similar lines).
Best for Homeowners who want metal's performance with a shingle or tile look, or re-roofs where HOA restrictions limit panel metal.

Metal Accents on Asphalt or Composite Roofs

Copper valleys, chimney wraps, standing-seam dormer accents, and custom metalwork integrated with a primary asphalt or composite tile roof.

Common applications Copper valleys, chimney surrounds, standing-seam dormers, painted flashings on eyebrow dormers and bay windows.
Best for Premium asphalt or composite installations where architecture calls for accent metalwork, or targeted retrofits on a single roof element.
  1. 01

    Longer install window.

Three to five days versus one to two for asphalt. The panels take time to set correctly.

  2. 02

    Tear-off almost always full.

We strip to the deck and install new underlayment, including high-temperature synthetic or peel-and-stick at eaves.

  3. 03

    Ventilation is non-optional.

A metal roof with poor ventilation will cook an attic in July. We almost always upgrade ventilation with a metal install, and we tell you why before we quote it.

  4. 04

    Companion work.

Gutters are evaluated at metal install. If your gutters are close to end-of-life, replacing them at the same time is cheaper than doing it later.

  5. 05

Photo documentation for metal is especially important.

You cannot tell from the street whether the standing seam is engaged correctly or whether the flashing is done right. Our daily Company Cam feed proves it was.

Honest Pricing

How much does a metal roof cost in Snohomish County?

Pricing depends on roof complexity, panel profile, color and coating, and companion work like ventilation or gutter replacement.

These are ranges, not quotes. Our estimates break it all out line by line.

Since we decided on a standing seam metal roof, we specifically sought out metal specialists. We chose Amor because of their incredibly detailed process. Santiago treats metal work like an art, not just a job.
Amber McCarthy Standing Seam Metal
★★★★★
I had a 20 year old metal roof that was in desperate need of repair, and Amor Roofing did an outstanding job from start to finish. Quinn came out quickly, gave me a very thorough inspection with lots of photos so I knew exactly what needed to be done.
Joel Murray Metal Roof Replacement
★★★★★
Amor replaced my old cedar shake roof with a metal roof that was the same color. The insulation was great so rainstorms did not sound any louder on the metal roof than on the old cedar shake roof.

Metal work by city

Standing seam metal across Snohomish, King, and Skagit.

Every crew is Lake Stevens-based. Every metal roofing project follows the same process, whether it is one mile from HQ or one hour.

Will a metal roof work on my 1980s ranch, or is it only for modern houses?+
Works on any house with a pitch of 3/12 or greater. The aesthetic question is design intent, not home age. We have installed metal on craftsman bungalows, ranches, and modern new builds. The right color choice matters as much as the panel.
Will my insurance premium change with a metal roof?+
Often drops. Metal roofs have Class 4 impact ratings, which many insurers discount. Call your carrier before you buy, but the answer is usually good news.
Can I add solar to a metal roof?+
Yes. Standing seam is actually the easiest roof type to mount solar on, because mounting clips attach to the seams without penetrating the roof membrane. Several of our customers have added solar after their metal install.
How do you handle snow and ice on metal?+
Snow guards where needed. We evaluate snow load on each project and recommend snow retention where the roof shed direction would dump snow onto a walkway, driveway, or lower roof section.
Does metal get noticeably hotter than asphalt?+
Reflective metal finishes actually run cooler than asphalt in summer. Even non-reflective finishes perform similarly to shingle when proper ventilation and underlayment are in place.
