When a roof is leaking, most contractors want to sell you a new one. We want to stop the leak. Sometimes the honest answer is a full replacement. Often it is a flashing repair, a flapper vent, or a section of sheeting. We tell you which, with photos, and we quote the smaller job if that is what your roof actually needs.

is muscle memory.

Amor's co-founder Dylan Johnson spent five years as a Navy Corpsman attached to the 1st Marine Division at Camp Pendleton. Corpsmen run toward the casualty. That instinct is why our leak response is measured in hours, not weeks.

Paired with a Lake Stevens-based crew that is minutes from most Snohomish County addresses, Amor is usually the first roofer at the door after a leak call, often before a deposit clears.

Leak Diagnostics and Repair

Water inside. We diagnose the source (flashing, vent boot, shingle failure, deck issue, chimney flashing, skylight seal) and repair it without replacing more than we need to.

02 Emergency Response

Storm and Wind Damage

Western Washington windstorms strip shingles, pierce roofs with branches, and drop trees onto homes. We have completed emergency repairs for Snohomish County customers the day after storms. We also work directly with your insurance adjuster if a claim is involved.

03 Leak Source #1

Flashing Repair

Step flashing at siding, counter flashing at chimneys, kickout flashing at wall-roof intersections, valley metal. Bad flashing is the source of more leaks than bad shingles. Most of it can be repaired without a full reroof.

Skylight Repair and Reseal

Old skylights leak. We reseal, replace the flashing kit, or swap the skylight itself if it is past end-of-life. One Amor customer had us repair the same skylight twice and called us back for a third, unrelated project.

Vent and Pipe Boot Replacement

Flapper vents, bath fan vents, plumbing pipe boots. All of them are common leak sources. The repair is almost always small and almost always mis-priced by contractors who want to upsell the whole roof.

Rot and Decking Repair

Occasionally we pull back the shingles and find rotten decking. We photograph it, quote the rot repair, and do it before the new material goes down. Never a surprise, always before it becomes structural.

    Written estimate with photos, delivered before you pay anything. If the honest answer is replacement rather than repair, we say so. If the honest answer is a small repair, we say that too.

Yes. Book a free inspection. If the other roofer was right, we will tell you. If the leak or damage is fixable with a repair, we will quote the repair. We have customers on our Google profile who saved tens of thousands by going this route.
How fast can you come out for a leak?+
Usually same-day or next-day if you call during business hours. If it is actively raining and water is entering your home, call and we will prioritize.
Will my insurance cover the repair?+
If the damage is from a covered event (storm, fallen tree, wind), likely yes. We can document the damage with photos for your adjuster and work directly with your insurance carrier.
What if the leak is not from the roof?+
We find that fairly often. Condensation, plumbing leaks, and HVAC issues can all look like roof leaks from inside. Our inspection identifies the real source. If it is not the roof, we will tell you and you will not pay for a repair you do not need.
Will a repair void my existing warranty?+
Usually not. If your roof is under a manufacturer warranty and a certified installer does the repair, the warranty typically stays intact. We will confirm before we start.
